I would be very skeptical of realtor responses from Virginia Beach that buyers go ga-ga over elaborate bathrooms etc. While adding the bathroom may prevent your home from selling at a discount (new buyers will want to add the bathroom themselves), in today's market I would not expect any "added" returns for the additional bathroom. Most folks expect 2 bathrooms. If you do add, match the appliances to the grade of the home-do not over spend or be tacky with some huge gaudy bathroom. This bathroom is for your lifestyle upgrade and to prevent the one bathroom situation from becoming a major liability in the reselling. Before the real estate crash when values were continuously rising, you could expect a "return" from remodeling. Today, there are just too many other 2 bedroom homes on the market (or will be in January/February) to expect to sell "at a premium".
Many realtors are overly optimistic. Buyer beware.
