Just as Brett and John said, I answered with the assumption that you had already purchased the home and escrow had closed. I would definitely consider moving on to another home and this time, make sure you are represented by your own Realtor. Good luck! The perfect home is out there waiting for you!

Unfortunately, some short sale homes are sold without all bidders being notified. You should ask your Realtor to check this out for the one in which you submitted a Purchase Agreement.
no closing - no tax credit - no exceptions
Unfortunately, I am sure there will be a number of people whose closings will be delayed for one reason or another.........the mountain of paperwork trying to give exceptions would be monumental - it's not going to happen.

I have also had a client who wanted a specific home on the water. I created a simple post card and used the tax records to send the request to all the suitable homes stating I had a buyer looking for property and I received several calls. This is common practice if you have a buyer. Often especially during this economic time home owners are hesitant to move thinking they may not be able to sell for a fair price with so many foreclosures and short sales and distressed home owners so your card may give them the idea that they could sell and move up or down without the hassel of putting a home on the market.

Santiago, Most offers require a pre-approval letter that includes your FICO scores. Here is a website that explains FICO scores and how to get your credit score improved: http://www.creditrepairsite.com/FICOscores.html
Get a pre-approval from your bank, credit union and if you don't know your credit score then find out and get some advice regarding how to improve your credit score as much as possible.
There are simple things that you can do such as making more than the minimum monthly payment on your credit cards. Keeping your credit card balances below 50%.

I wish I could answer, but will need more information. It depends on what's on your credit and where your score is. I do have a program that will help you restore your credit at a very reasonable cost (I refer you to a company that has a very good track record). Call me if you want to find out more and to determine whether you can qualify for a mortgage with your credit as-is: 877.264.4383... more
Hi KG:
Your best bet is to talk to your tax accountant...you could also call the IRS help line, they usually are very helpful.
Good Luck

Jill, this property is actually already in escrow. The list price was reduced to $375,000 which has now attracted an acceptable offer.
What specifically attracted you to that house and there are a lot of great properties in Norco. Large sqft? Large lot? Horse property?

Hi Cowgirl:
As everyone has told you short sales are very trying. Unfortunately it might not have been explained or possibly you didn't understand that you do not have an accepted offer until the bank agrees. The price could remain the same or the bank may require more in order to go through with the purchase. Until you receive the acceptance letter from the bank, you really don't have an accepted offer. Once you get the accepted offer from the bank is when you lock your loan, because that is when you have a transaction. Banks are over whelmed with REO's and Short Sales. REO's are transactions that have a better likely hood of completion than short sales. They can also be very tricky because of the AS IS situation and the shorten times for inspections but they can be well worth the trouble. Good Luck.
