Trulia does not list or sell homes, it is a website where ads are posted. Instead of emailing, click on contact and cal them. When you send an email through teh system most agents think it is spam unless you went in and changed the standard message and wrote what you are inquiring about.... more
Get 2 or 3 estimates from different insurance agencies. It always depends on the age of the house, age of roof, hurricane protection and of course the flood zone. When you do the home inspection, get a wind mitigation done and provide the wind mitigation to your insurance company.... more
As Stephanie says, it's going to all come down to what the underwriting automated system asks for.
It's very rare, and you generally need to have real good credit for all borrowers and preferably some reserves outside of the $$ needed for closing, but in some cases we see it pass the test and only require one year of tax returns. But I emphasize this is rare - most of the time you're going to need 2 years.
So if I were you I would see what the results come up with when your loan is run through the underwriting system. Results won't vary from lender to lender. If it turns out that 1 year will fly , GREAT! If not then pursue dad as a non-occupant co-borrower. But beware, this still won't let the lender use your income so dad will basically have to qualify for this new house payment AND any of his existing debts on his own.

We work with many people to get their credit score up so they are eligible for financing. We work directly with the credit bureau to see what it will take to improve scores. We have raised peoples credit scores as much as 100 points just by fixing debt/income ratios. I would be more than happy to look at your report and guide you so you can get financing.
