Please note that this question is now over 5 yrs old. Anyone with a concern about prices in this area needs to take a close look at the positives that have taken place in the past several years. When new construction enters the market and new home prices are in the 500k+ range, the existing market benefits. This new activity, which is taking place now in Algiers, is helping to boost values of existing housing stock.
Do not take advice from people who live outside of the market. They have a truly uninformed, clueless and baised view point, as you can see below. Ask a homeowner who just put money into renovating a home, who kids play at the local playgrounds, who's families live just blocks away and who sees their neighbors at Rouses and church on sundays. Yes that is the Marigny and in fact it is considered the "Marigny Triangle" a small area of the Marigny with the French Quarter just to the West. Also the area just to the North is often call the "New Marigny" an emerging neighborhood with lots of renovation going on. Not long ago a client of ours purchased a beautifully resorted double (turned in to a single) for under $190,000. That same home in the Marigny Triangle would have gone for around $400,000 or if Uptown would have been over $600,000 so you can see how appealing an emerging area like the New Marigny can be for many buyers. To my knowledge the owner is not offering owner financing. Also I do have to warn you about some of the pitfalls associated with owner financing. Although it seems like a good idea at face value it has many drawbacks. Such as if the owner is sued the home could be take as part if the settlement. Also the process to remove someone from the home is basically the same as an eviction which is relatively easy compared to a foreclosure process. In other words you will be lacking many of the safeguards that would be in place with a typical purchase. If at all possible I would advise that you go through the process of getting a mortgage and bypassing the owner financing option. good luck!... more

Home prices have been rising in most areas. It is a matter of supply and demand. As supply goes down, prices go up and as demand increase prices go up. Demand will also be higher with lower interest rates because more people can afford to buy and rates are still at historic lows.... more
The best adive would be to hire a professional to help provide you with the best possible data if you are considering buying or leasing in the CBD. Square foot cost is only one way to look at a commercial property. There are so many other factors you should consider. ie intended use v. allowable use, renovation cost, expenses, etc., etc.
