Yes, the best way is cash on the co-ops! There are some co-op buildings that have no financing available at all! You need to find financing and meet the mortgage qualifications and as previously mentionned by other answers the board has its own qualifications apart from the financing and all these conditions have to be met in order to purchase a co-op! I am not an attorney, but I can read... so here is my take.
The "attorney review" period is NOT mandatory. Give notice that the contract is cancelled in writing to the Realtor, the Broker of record and the seller.
Line 58.8 Study by an Attorney: The buyer or the seller may choose to have an attorney study this contract.
“may choose” and "IF" it goes to an attorney the attorney must cancel it.. so if there are no attorneys?

Sounds like a nice investment property. I have (4) residential investment properties, (2) of which are (3) famiily homes. I am also a Realtor with ReMax. So I know the joy/pain of owning as well as marketing investment property.
You are right. Being a long distance owner can be a big problem. And with a (3) family property, you have the added burden of having State Inspections!
Recently, I closed on a 3 family in Lyndhurst and a (2) family in Boonton for my clients. The tenants are always an added challenge to the process of Selling. There are always financing issues in Investment properties. And again, there is the State! We managed to navigate through all those issues to a good outcome to both parties.
