-You're in control.
-Could potentially save money on commission (if you can sell the home for as much as a Realtor would sell for).
-Won't be listed on the MLS
-Won't receive expert advise on pricing your home right (one of the most important things)
-Might sell for a lot less money than if an agent helped you sell
-Takes longer to sell
-You have to show the home yourself (buyers don't like this)
There are several more that could be listed for both, but the main idea is that selling with an agent is typically the best way to go.
