The real question is why does Danbury include it, but no other town (that I know of) does. Check out vision appraisal.com and look at raised ranches in Danbury. Lower level is included in total square footage in Danbury. In New Fairfield it is listed as RR Lower level x sq feet. But it's a separate line item. Not in the total square footage Kind of deceiving if you're house shopping and you think you're comparing apples to apples between the two towns, or between Danbury and any other town. You are getting some good advice in response to your question. When you are ready to make an offer on a house, it is good to realize that the bank has already discounted the asking price. Some buyers come in 30% under the asking price and don't understand that being a cash buyer didn't save the day. At the closing, all buyers are "cash" buyers. The last purchase I did on a banked owned property we offered $10,000 over the asking price. At that, we got the house because we made the first offer. A second bidder made the same offer.
