Builders have responded to the downturn by choosing floor plans to build that they can provide ample square footage at bargain prices. Homes built from 3 to 5 years ago had more features and architectural detail. In your market a great deal of homes are financed by the VA. Many mortgages are 100% of value. With a declining market and the cost associated with selling some owners are upside down. Your agent should show you the listings of the homes you will be competing with. A study of the number of homes listed vs. the homes that closed in the last twelve months will give you a clear understanding of what you face. You must price your home to be seen by buyers. If a certain percentage of the similar homes will sell you need to price your home in the range of the lowest priced within that percentage. If that kind of pricing is not acceptable you might consider remaining or renting your home.
