Why should a condo with 3 Bed and 3 BA sell for the same as a 2 Bed 2 BA with the same square footage and approx. floor plan?
If the 3 bedrooms are considrably smaller in size than the 2 bedrooms and if the condition of the 2/2 is better than the 3/3, then the similar price can be justified.

Look at comps in the area and compare condition, size, and amenities.
