I used to live off Whitesville Rd & I'm not sure if you are aware but it runs through 3 areas: Toms River, Manchester & Jackson NJ. The most affordable younger homes will be available in Manchester & Jackson. Toms River out of all three will probably cost you a bit more, but the town has great schools & low taxes. If you'd like you can compare the demographics , schools & community profiles on my website for free.

The pricing for new homes in that area starts at around the $400,000 mark, although most have 4 bedrooms. If you are open to something a little older there are some smaller homes and of course the pricing is less. As a cash buyer, you are very appealing to any seller in this market and it should help to get you the best price a seller is willing to consider. If one purchaser comes in to buy a house priced at let's say $400,000 and offers less and has one or more contingencies (ie; need mortgage, need to sell a home first) the seller may not want to even consider it because it may seem to have little security that it will actually close, on the other hand, if they don't have to worry about contingencies, they may be more amenable to an offer.

Yes still looking and again I selected that area because...well lots of reasons..many of the personal. I know the area very well, including the water problems that no one seems to put in their relocation packages, but will send you listings right next door to the superfund clean-up site.
I am looking at a couple by owners that contacted me and around the end of this month and will drive by the mls listings and see where we at then.
I never heard of Peninsula Realty Group, guess you are only in the north, not a national realty company.
the website says Shrewsbury, NJ and that is more then a county mile from Toms River!

Are you still looking in Toms River? I was curious why you chose the Whitesville Road corridor since you are coming from out of the area. Are you looking near or south of Route 70? Or further north along Whitesville?

I belong to 4 MLS including monmouth and jersey shore. You can even look up closed listings to compare prices, the good thing is you would be a cash buyer, and that gives you a little more leverage as a buyer

Thank you for the listings Emily. Most of them look to be older homes except the 500+++ home that is out of our range. Maybe I will rent a while and look around. Any rentals in the area?

I have been in that area and liked it. ruled out most other areas. Basically, it is the area we choose. Work, Fam, everything. We drove through everywhere many many times. We looked at the streets and such but no houses.

I really have a simple question.
What are the home price ranges and types of homes available in the Whitesville Rd. area that are on the market.
Just an overall glance or a great deal they have. This way, I will know if it is in the budget.

John, Stephen, Home Buyer simply wants to know what, if anything is available in Toms River area. Just pull up active and recently sold listings that are 3 bdr, 2 bath; there can't be that many in that criteria especially the ones that are 10 years old or younger. If the person is in a different state, they want to have an idea of the prices here. Unfortunately, I don't have access to Ocean county MLS, otherwise, I would have done it myself.

Why that particular area? Is it close to work, family or some other reason? For a Realtor to really place you in exactly what you want, we would like to get a feel for those reasons to really do the full, proper job for you. If you can be just a tad more specific, professionals such as Stephen and myself, and any others who answer, can give you the best choices. You are on the right track in trying to work with the people here who know the market and inventory, but without all the information, we can only help you so much.

There are listings everywhere. There are listings off of Whitesville Rd. I would need to know your price range to let you know how many listings there would be.
