I'd go easy with the area and Ellington Springs - the data over the last few years shows a drop in median sale price of 15.58% from 9/06 to current. The area is sliding too, you can do better.

Moving from out of state makes it very important to work with an experienced buyer agent. It costs you nothing and could save you making a big mistake and lots of cash.
I grew up in Snellville so I am a fan and I work the area in my business.
All real estate is very "local" - you can find differences in resale values between subdivisions in close proximity to each other.
Some subdivisions may be a better choice for various reasons, i.e., schools, crime, resale values, pride of ownership etc.
Ellington Springs is a nice enough S/D, but most buyers are concerned about schools and resale values. This S/D is zoned for South Gwinnett schools. I graduated SGHS but it's definitely not what it was just a few years ago.
The SAT scores for South Gwinnett High School have been falling and as a consequence the area is becoming less desirable to some. Go to nces.ed.gov to look at reports for the schools. Better schools for resale are Grayson, Brookwood, Parkview, Collins Hill, Peachtree Ridge. Good luck and welcome to Georgia.
