Is Starwood or Stonebriar a better neighborhood to buy in with two younger 9 & 12 yr. old kids. Are there many foreclosures. Prices seemed to

Starwood is a great area, if you like Dallas Cowboy owner Jerry Jones started that development when he 1st arrived in Dallas years ago.

Hello Deedee,

Starwood hands down. A lot of kids in the neighborhood. Plus you have the community pool and parks inside the community instead of going outside the community. A very active HOA too.

We also moved from Chicago (Barrington) 15 years ago and haven't looked back since.

Both of course have their benefits.... One thing you might do is visit each of the schools your kids would attend. That might help you one way or the other. There are a lot of foreclosures. We now have about between 2-3 year supply of homes in the $1,000,000 range in North Texas so we may see some price adjustments.

I would say Starwood if you are going to public school. I have 1 year olds myself. The elementary in Starwood is Spears which is AWESOME. They haev about a 98% PTA participation and the entire community is fabulous for the kiddos. Sports, parks, after school activities, it's great. As to the foreclosures question...the main issue is whether or not the sale prices are set by the foreclosure prices, if you get my drift. They are not in the Starwood area. However, I'm not going to say I have seen a big increase in prices over the last 2-3 years, but they are stable. Your price range will have less competition which may mean you can bargain more, a good thing. Average days on market in Starwood is 216. That's including 40 homes from 300,000 to 2,100,000 in the last 6 months. Of those, 8 are in your price range w/ minimum 82 Days on market average 287, about $174/foot.

So, maybe to much info, but better too much than too little. There are other great neighborhoods in your price range, just depends on your requirements as to schools, location, commute etc. Give me a shout if I can help or if you would like to be set up on an MLS e mail. That way you can stay up with "the market" from Chicago and have a little background when you get here.

Dee Dee,

Starwood and Stonebriar are comparable in many ways, they both offer prestige, custom, well manicured homes, excellent schools and great locations. If you need to sell first as you indicated, then the key will be to sell your home first. How long has your home been on the market?

There are foreclosures in Frisco, and there are some great deals to be had. It typically takes up to 6 weks for bank acceptance on the offer and can take another 6 weeks to close after the deal has been negotiated, which does buy you some time, but depending upon how much time you need for the house
in Chicago area to sell, you might be able to synchronize your sell and purchase.

As far as your children are concerned, Frisco ISD is highly rated and sought after, and there are many things to do as well. Pizza Hut Park, The Stars Center, StoneBriar Centre (Mall), Sports, Shops, and so much more!

FIRST ANSWER

It's hard for any of us to say which would be better with your kids.I would tend to say either would meet or exceed any of your expectations as for what they can offer your family.

But I will say I think you would have more options in your price range in Stonebriar, BUT you may get more of a "custom" home in Starwood within your range, just not as many. There are plenty of foreclosures everywhere, and more to come for the next 3+ years, some predictions say there are over 700K - 1.2 million foreclosures just waiting to come on the market. For the most part in any market, and Texas is no different everything over the $500K range is pretty flat right now, meaning time on the market is still much longer than in a "normal" market, and prices continue to fall to chase the market.

Regardless, the best of luck in selling your home in Chicago and hope you have a great agent working for you there so it happens soon and you can become a Texan!
