As many of the agents have cautioned, there are many risks involved. Perhaps one of the most significant is your interest rate. If you are not getting a loan immediate - e.g., from the seller, then you risk all of your deposit money against interest rates staying in a range where you will be able to get a loan.
Just for the sake of discussion, take the example below with $100,000 passed through to the seller. Now, let's suppose interest rates increase 50% from 5.5% to 8.25% for your loan. Will you able able to get a loan from a traditional lender at that point? Probably not - only because you are likely to look for a home near your buying limit today (based on interest rate) without knowing what will happen 3-yrs from now when you might actually get the loan.
Hey, could rates go down again to 4%, yes. But how likely is that.
My point here is _not_ "don't do it", but rather, make sure you protect yourself. I believe it is better to put less money down (have at risk) with less guarantee on the price just because of the overall uncertainty in the market.
