First of all, welcome to the Jacksonville area in the next year or so.
There are many upcoming neighborhood communities that will still be building in a year or two.
In Clay County, Oakleaf Plantation will still be building. There is a new hospital, St. Vincent's, being built now on Brananfield Road just a couple of miles south of Oakleaf. Eagle Landing at Oakleaf will also still be building. There are some smaller communities in the Oakleaf area that likely will have some home sites still available, such as Forest Hammock, Pine Ridge and Two Creeks.
There is also a Baptist Hospital Emergency Room and Medical Building with a Nemours Children's Clinic that will be built on Fleming Island in the next year. There is limited new construction on Fleming Island, which may or may not still be available, depending on demand and availability of land.
In St. Johns County, Nocatee will be under construction for the next 10-15 years, so no worries there. This community was hunting grounds for the Winn-Dixie Grocery Store family and it has 15,000 acres of land dedicated to the community.
Durbin Crossing and Aberdeen will also still have land and new construction opportunities when you arrive.
Even when a Community says they are closing out, sometimes there is another Phase that will be opened up. If you have any questions about any new home communities, we would be happy to help you and give you information along the way so that you can begin to have a grasp of our areas.
Your lifestyle will play a big factor as to which area you are drawn to. The good news is that we have a lot of land left to develop, so there will definitely be new construction opportunities for you.
There are some builders who may give you a time for a contingency to sell your current home in Arizona. You can negotiate that with your Realtor. I would encourage you to let any builder know that you are working with a Realtor and that you would rather not disclose the name - until you have selected one to work with. Some builders will not allow a Realtor to represent you if they have not been with you on your first 'visit' or registration. It is unfair to the Buyer not to have their own representation, but if it is the Builder's policy, then there is nothing that can be done to change it. Just a heads up for you :)

We are def looking into the Clay and St. Johns area because of the good school system. It's great to hear that new medical facilities are being built since my career is in healthcare. My husband is a teacher middle school/high school, so hopefully he will be able to find a good school to teach in. We don't want to live too close to the city 25-35 mins is fine. Will even do 45 mins if we find a place we really love. Would love to be close to the beach but, I know it would be exspensive. We have two children 12 & 9 and a dog...well, by then two dogs! We want to try to avoid renting again if possible because of the strict restrictions regarding pets.
Jacksonville is the largest city (sq. miles) in the state of Florida.
