Craigslist is an additional place to market you home. First you want to make sure the home is priced right (do not use zillow.com for pricing as those numbers are rarely right), second you want to make sure it is staged well and thirdly you want it all over as many avenues as you can.

No one should ever try to give you an estimate of value without seeing your property. Condition is important, however, so is LOCATION. You could have the PERFECT home but yet have a location with problems and that could SEVERELY impact your value.

Second, how long has your home been on the market?
In that time, how many homes, like yours, have sold?
So it is not a matter of homes not selling, it is a matter of VALUE. Buyers want value, they want the best deal.
That is why you hire a Realtor to expose your home's value to the market. Of course, 80% of marketing is price. You need to be within plus or minus 5% to get a response from the market. But there is also why a buyer would rather buy your home than another.....and also, why you need to sell, when , and what are the drawbacks if it does not sell.
I recommend talking with a Local Realtor and discussing your plans. If you are unable to find one yourself, look on Trulia. If that does not work then let me know. we'll find someone with whom you can talk.

Realtor buzz about your home might get you showings, if your are priced correctly. Realtors talk about properties because they are "good deals" or the property fits "a specific buyer" or because it has sought after features. I visit a lot of properties during broker opens so that I can keep up w/ the market. I talk about properties that are exceptional and are priced right.
You must combine the marketing efforts with right pricing. Falter on either, and it will compromise your results.
Getting Realtor attention, once it is right priced, is a matter of broker opens, good text descriptions, and good visual support in photos and virtual tours.... more
This one definitely needs to be addressed by your "real estate qualified" attorney.
While the numbers, credits, etc. can change on or just before settlment, they must:
1. Be reported accurately on the HUD1
2. Meet all the requirements of the law, FHA, agreement of sale, etc.
There are limits for:
1. The amount of gifts, credits, etc. that the buyer can receive from any party
2. There is a minimum amount of "cash" the buyer needs to supply (Lender specified)
And there may be more, but these are the first that come to mind.
Have your attorney review all of this and if you get a chance, let us know how you make out.
