Are you trying to accumulate real estate investment property? Is your current home worth less than you paid for it, so you are keeping it to offset any losses until the market comes back in your neighborhood?
No matter what your reasoning, be sure you find out what it means to be a landlord in your state. (you've landed on a NJ page, but I see you are from NC.) Landlord tenant law guidelines might help you when making up your mind. In NJ, the laws favor the tenants and it can be a real headache being a landlord. Also, you will want to be sure that you have one years' worth of rent payments in the bank to cover any time you are not rented.
