Tax value is probably not a very good opinion of value. Acreage does count, but it holds less weight than the actual house. I would suggest meeting with two or three local realtors to get their opinion of the value of your home. It will be based on the most recent data and should cost you nothing. Zillow as well as alot of other sites don't update very often. The new Burke County assessments should have been mailed to the address they have on file for you last week. If your home is listed with a Realtor there is a chance that when your Realtor enters the new tax value in the MLS it will be picked up by alot of the other websites. The new assessments are supposed to reflect the current market value of your property based on comparable sales in the area. There are FSBO sites, Craigslist or you can pay for newspaper or other advertising but you are at a serious disadvantage if you don't use an agent.
First, most buyers start their search for homes online through major real estate sites that don't post For Sale By Owners. You can type in the name of most local or national firms and conduct a search for listed properties, sort by area, price bedroom & bathroom count etc.
Second, there is so much more to selling a home and complying with all the laws, regulations and safe practices than creating an ad and a flyer. As an agent we are required to complete regular updated training regarding the laws and safety issues in the day to day practice of selling homes.
Before you venture down this road, consider meeting with some top notch professionals in your area about selling your home and representing you. Having professional marketing 24 hours a day, a key box for access and you not taking the risk of meeting strangers in your home is worth considering. First and Foremost; if it is a Shortsale or an REO, then you will need a Realtor to buy it; the Bank dictates that.
The Bank has the Mortgage and Title on that property: The Seller/Homeowner has the ability to block the deal; they would normally be foolish to do that.
But the Bank has the ultimate say. YES! the bank "owns" the property.... more
You can do as you wish once you buy the property. I have family close by and I use to live in the area. I have a top agent based in Morganton.
The one question will be are you going to be renting the property out or not. The income will need to be declared if so for tax purposes.

That was pretty petty to purposefully destroy your exhusbands credit by not letting him do the short sale. He should have just had the judge order you to have to do it.

My question is have you been working with a buyer's agent or attempting to find your "perfect" home by yourself. You do know that it does not cost you anything to have an agent help you. Buyer's agents are paid from the sellers proceeds with a pre negotiated amount. I know the Morganton area since my parents live in Lenoir and I grew up there. My ex-wife is actually from Morganton. I can understand if the values are skewed if you are looking up towards Lake James but they should be fine if you look just a little out of town.
As far as Lease Purchase several things to consider; How much do you have to put down as "Option money" (this is a non-refundable amount), how much can you afford as a "lease payment", also when would you be able to move forward and purchase the property. These are all things that will have to be decided before placing a lease/purchase offer. Also you need a good buyer's agent that is experienced in such transactions. Simply put you need such things in place as a way to verify that the seller's mortgage payments are still being paid when you take over.

Richard: Lieu in french means instead of. From the gis in Burke co you owned your property then put the doublewide on it in dec. 2007. I live close to you in Drexel and can come by tonight to get a copy of your contract and have the broker in charge look it over to tell you what to do if that is ok. Just trying to help you with your situation. A deed in lieu of foreclosure is when they try to get you to sign everything over to them voluntarily, This will a release you from your indebtedness but they get everything.
