Agents search capability is much greater than what public sites offer, so working with a great agent will be the first step to narrow your choices.
Now with each criteria you add, you will narrow the results tremendously. The good thing about this is that you may find the one or two homes which fit your criteria perfectly. On the other hand, you are limited to what an agent inputs into the system and the accuracy of that input.
I like to start with a very specific search when the specific requests are understood, but then remove filters providing greater results so that my buyer can understand some trade offs they may be willing to make.

Never act FAST! Get the facts, investigate (like going to the County Assessor page and the other suggestions stated) . Be an educated buyer and you will be a satisfied buyer! All the responses have been excellent. Realtors can help but ultimately the money you spend is yours, the neighborhood you live in will be yours, and the home you buy will be YOURS!
