I would consider talking with your trusted mortgage loan or bank loan officer and asking to please drop your rate because XXX Lender is offering a better mortgage deal with lower rate and better terms. See what they say. Mention that unfortunately, you will have to go with the another Lender if they will not be able to match it or do better.
I am sure that they will not let you go and you can obtain a lower mortgage rate.
