Refer to your Closing Statement from Escrow, HOA package from Escrow, and your purchase agreement. Any monies held in Escrow should be outlined in these documents.
Have you tried to contact the Realtor ? Unfortunately, if it was something the Realtor told her verbally, you may not have any recourse.
You may need to retain an attorney based on your review of the documents -
