Because of the strict lending requirements in the past few years, there are many areas that are considered "Hot" rental markets. People that could not afford to stay in a home or simply can not afford to buy need to rent somewhere. I have been showing quite a few duplexes in the Cudahy area with considerable deals, but they are not lasting long.

I did that in the past for several years and partnered with a contractor. What I found at the time is that if a property is known to the public and is listed on the market then it is not quite in the category that has profit potential. The purchase price plus repair costs should be less than 70% of the after repaired value and those are extremely hard to find on the MLS. A Realtor once told me, "If I know of any of those I will buy it myself."
So I found other ways to locate those properties and took some courses and read some books.
