Mctc,
That neighborhood is located in Milwaukee's Distric #7. Their direct number is 414-935-7272 and they should be able to provide crime statistics for the area.
I am quite familiar with the area you are referring to, just north of Mt. Mary College, as I used to live off of 93rd and W. Metcalf St (just north of where you are considering).
I'd be happy to tell you more about the neighborhood and answer any questions you may have about the home.

You should be able to get a loan with 10% down. Usually, you only need 3.5% down for an FHA loan and there are some other loans available. The question is whether or not you would qualify for a loan and that can only be answered by a lender. I would be happy to provide you with some names of lenders who could help you. Nat,
Your closing costs as a buyer are typically only those associated with making your loan (appraisal, application fee) and any inspections (home inspection, foundation inspeciton, radon test) you are doing or have done.
Unless otherwise negotiated in the contract the seller typically pays to have a new title insurance policy issued in your name and the transfer tax to the state.

Here is another thing to think about from the home insurance perspective.
Homes that have mold claims that were turned into their insurance company MAY be uninsurable in the future.
Contact your local insurance agency for questions about a specific home.
Think very carefully BEFORE buying a home with known mold issues.
