The listing broker is an agent for the seller and seeks the highest price at the best terms for the seller. Get yourself an agent to act as a buyer's agent for you. Your buyer's agent will seek to negotiate the lowest possible selling price at the best possible terms for you. Retain your own agent and have that agent show you any property in which you have interest.
Never call the listing agent. Never call the agent on the sign or in the Internet ad. It's just not smart.
