Even though inventory was "low" in 2013, the volume of house sold was the highest since 2005. As interest rates and a low number of available house on the market, there will be an increase in value. Some sellers are reluctant to sell, until they find a replacement house. With no new development in Marin, the value can only increase as buyers have to wait until a seller is ready to move.... more
Actually, there's another reason. Women were getting hormone replacement therapy about 15 years ago and rates went up. Now, rates are down quite a bit and the only reason they are a bit higher is that everyone gets diagnosed very, very early via digital mammography. They will never die of it, they get diagnosed at age 80, for example.... more
I've worked with some very savvy agents and they have asked me to pre-approve all of the financed offers (in addition to the pre-approvals from the lenders the buyers intend to use). And sometimes those financed offers have beat out all cash. In each instance we have performed and closed on time. So, in my experience, I think wise sellers trust their (wise) agents and go with the offer that meets the most of their requirements. Some of these criteria include; price, timing, and believe it or not, emotion. Hard to pass up a rock-solid, above asking offer from a couple with young kids who mirror the sellers themselves from 25 years ago.... For example....
I tell all my buyers never to lose faith. You never know when the seller will recognize your true value, and that above all others. You have to play to win.

Drug use is prevalent among teens and preteens as there is nothing for children to do here.
Add to that the absentee parenting / nanny-will-do-all-the-work mentality and you end up with kids that
feel entitled and neglected.

your not getting answers to the question , your are getting sales pitches to use thier services. think of it as 4-6% of $1.2 in your example , split between the two real estate companies that represent the buyer and seller. Each agent gets a percentage of that number from the real estate company. the homeowner that is selling the property pays the commisions normally ... agents can give up commisions to gets deals done if needed... agents in a tight market are worth every penny they earn. dont get hung up on commisions pick a good agent and pay them fairly.... more

I recently sold a home to a client at the tip of Strawberry and she absolutely adores it. It is a favorite walking spot for dog owners, and has dramatic San Francisco and water views. It is a very quiet neighborhood, and does not have the freeway noise. It has not only the great shopping center for convenience of boutiques, Safeway, and great restaurants, but also the ever so popular Rec Center with its swimming pool, and baseball field, where the schools play on the weekends. It is also appealing for commuters to the City or the North Bay, or East Bay, as access to the freeway is so nearby. Again, as others have mentioned, if you prefer the cozy downtown feel of Mill Valley, and the trees, coffee houses, and boutiques, the other side of the freeway is probably a better bet. Across the county and across the state, most agents are reporting that momentum is down, but that may not necessarily be a bad thing. Whether the primary cause is seasonal, driven by higher rates, or something other, we all know that markets do not move in a straight line and the level of activity and interest we saw over the Spring was not something any of us expected to continue unabated.
That said, I agree with Audrey's comment below. This is NOT a good time to wait if you are a buyer or seller. Rates remain very good. Yes, 1% or so off of lows, but historically still approximately 4% below 40-year averages. Second, Dodd-Frank is threatening to restrict lending in a serious way come January, 2014. Buyers who are eligible now may not be in 4 months. Sellers should take this into consideration too.
We were very fortunate to have a great August, and I am very optimistic about the Fall as well. But we need to recognize the dynamics at play and the threats present as we head into next year.... more
Get out of Mill Valley if you want summer warmth. It's beautiful, magnificent in fact, and I love the smell of the dried redwood bark in the canyons, but the temp is about 10 degrees cooler than, let's say, San Rafael, all summer long. If you like sun, at least get to CM or Lk, Greenbrae or central SR. Otherwise, bring a jacket and enjoy the overcast. In any case it is better than SF. Right?... more
May is lovely, but from June through August the skies are overcast and the temp is cool until about August when the sun finally shines on through the fall. But you can't beat the beauty of the area all year long.... more
