If you are unhappy with your Agent, tell them why. Speak with their Broker and express your concerns.
If they are not responsive, consider terminating the contract and finding another Agent. How long is your contract for?
Well depending on the type of property, how you held it etc. you might. You should speak with a qualified tax professional or real estate attorney for financial/legal guidance. Your individual tax and legal status would determine these things. Generally in order to claim the personal exemption for the sale of your primary residence you must live there for 2 of the previous 5 years. Then depending on how you file or if you're married how much that exemption would be.

Check with the Waltham Building Department (link below). What we don't like to see as appraisers is an additional range down there. Finished basement with an additional bath is not typically an issue, but check with the Building Department. See if permits were pulled. It doesn't sound like there's any type of kitchen or range set-up so I'm thinking you might be OK. Hope this helps. LInk is below.....

Why have a Buyer get all hopped up, make a Buyer Agent do all the work, and have your agent follow up on showings, review offers and try to negotiate on your behalf if you are going to turn down all offers? The answer to this depends on the office. My office has broker open houses every Tuesday morning, where all the agents in our company view all the new listings in our office for the past week. We also sometimes have broker open house luncheons where we market to all agents in the area, and they can happen on any weekday. I hope this helps.
