You may have a problem with any future wish to update your bathroom if there is truly no way to put in a vent. Check with Inspectional Services ... but I believe current code requires an external vent in all bathrooms ... grandfathered until a bathroom is touched for any amount of updating.
That would be the only possible complication that comes to mind. Let me know if I can help.... more
Rentals are allowed in the Old Medford School House. I recently inquired for another person and there were none available as of a few days ago (that I was aware of.) Most of the units are owner occupied, but a portion are rentals. The management company needs to be made aware of who the tenants are so that they can have direct communication with the office to make sure they abide by the rules and regulations. If I can help in any way, you can find me at www.askjoerealtor,com. Have a great day!
Closet space is definitely important but it may not be worth it if the bedroom you are taking the space from becomes to small. The best advice I can give is to have a real estate professional in to take a look and give you your options then. Feel free to reach out for further assistance.... more
What did your realtor tell you? A realtor is a better bet than Zillow or Trulia for estimates as they are "in and out" of homes on a regular basis. Zillow and Trulia are not and rely strictly on data where upgrades and physical condition might be excluded.... more
Any local agent can help you, however keep in mind that rent to own can be risky and one could stand to lose a bit of money, therefore do inform yourself well, and consider consulting with an attorney who specializes in real estate beforehand. If you haven't done so yet, visit with any licensed loan officer, see if you can buy outright...... more
So, I think you would find this report from the Massachusetts Consumer Affairs and Business Regulations office to be of interest http://www.mass.gov/ocabr/docs/doi/consumer/mass-home-insurance-2011.pdf
It not only goes over all the areas you might want to consider when thinking about insurance, but gives a break down on market share of insurance providers in Massachusetts.
That said, depending on the complexity of your insurance situation (i.e. do you own cars? life insurance? health?) you may find consulting an Insurance advisor rather than talking directly to an insurance company to be more beneficial to you. To that end, you might consider contacting Aronson Insurance www.aronsoninsurance.com, ask for Joan Pagel.
Best of luck and please, if you are thinking of buying or selling a home, let me know if I can be of service. Cheers!... more
With 2200 square feet in Hopkinton and average finishes I would say your assessed value should be in the range of $450,000-$500,000. If you take those figures and multiply it by the 2013 tax rate which is $17.32/$1000 you would have an estimated yearly tax bill between $7,794 - $8,660.

I think this is a great question and an excellent approach to home buying. Most importantly, you should get in touch with a reputable bank or mortgage lender. There is a program through the FHA (federal housing authority) where you can buy a home with as little as 3.5% down payment. A good mortgage lender will tell you, based on your income how much loan you qualify for. Best of Luck and save, save, save.... more

Pets may be a problem for an owner's insurance.
I would use a local rental professional to save time and money and also to make sure you don't miss a great rental.
