I strongly believe that the quality of the pictures is paramount for selling a home. They are the 1st exposure of your home to the public once it goes on all the real estate websites. The quality of those photos will be what will attract buyers to the home besides the amenities. I only use a professional photographer and videographer to show the home in its best light. Communication between the seller and agent is also key. You the seller will be paying the agent at closing for their efforts and expertise in selling your home which includes getting and giving feedback. As with so many of these questions, you need to specify by what definition a question is being answered. MLS rules are one definition, and they differ from state to state and from system to system.
Local city, township or building codes also give especific definitions of what qualifies to be classified as a bedroom, or something else. --and also vary widely in their descriptions.
Many areas now use the Universal Building COde-- which helps! Ask what the rules are in the city or township or county where the property is located.
