It all depends on what the HOA covers. Some HOAs cover exterior maintenance, lawn maintenance, liability insurance, pool/tennis courts, playgrounds, etc. In general in a planned community it is good to have an HOA because they take care of the general maintenance.... more
Well, I can say that the subprime (lower credit score) market is pretty well gone, and the bankruptcy thing is not really helping either. If you are VA eligible, that is the BEST bet you have for a loan, because there is no minimum credit score needed. If not VA elegible, then look at FHA as a solution - they do not have a minimum credit score either, but will look at the bnakruptcy - you may have to write a pretty detailed letter of explanantion for that. Also, some banks have minimum credit scores, even though FHA does not.
It can be tricky, so get with a loan officer that you know is trustworthy, not one that advertises the best deal always as a bait and switch tactic. You can always buy the home on a lease purchase while you are cleaning up your credit if you want, that way, you are putting money toward the home. Collections, late payments and any other derogatory items on your credit will stay there for at least 7 years from the time they are issued. They are not removed but instead "fall off" when the time has expired. You cannot have them removed from your credit simply by paying them off.
However, please note that having them paid off and a greater time since they were posted does improve your score. Over time, your score will increase more and more until the items fall off and your score obtains the best number it can have at that time.
Your safest bet is to let the payoffs post to your credit bureaus and then give time for the negatives to grow old and to establish positive credit. I would say to repull your credit in 4-6 months and see how things look.
