While I do not represent this seller, nor am I he, I can tell you will some confidence that almost ALL owners will gladly accept a cash offer. In fact they prefer it. The sale can typically close faster, and there are generally fewer hurdles to cross (appraisal, underwriting, etc.) when a lender is not involved.
Now, if you are asking if they will discount the price for a cash offer, that is a different story. It really depends on all of the terms of your offer, and you will never truly know until you make one.
