why are residential rental rates so high in Roswell, NM relative to other cities of similar size?

Property owners have to off set the costs of doing business. Tentants who damage the property or don't pay rent raises the costs for everyone. Also, periods of vacancy have to be concidered as well along with taxes and insurance.

FLETC will pay their instructors rent up to like 1200-1600 dollars, so owners/property managers inflated prices to an obscene amount knowing they could get it. Rent has been ridiculous ever since.

One of the reasons rents are so high in Roswell is related to FLETC (Federal Law Enforcement Training Center) is located in Artesia. Supply and demand in Artesia has drove rental prices up in Artesia, Roswell, and Carlsbad. Artesia has been building like crazy but with the government giving these agents (border patrol, BIA, ect.) $70/day for housing - people decided to charge that amount for rentals that are fully furnished with everything including plates and silverware! I don't know if this answered your question and the rentals that are not FLETC are charging just a little more to get the better rentals. Call my co-worker at Century 21 Home Planning in Roswell at 575-622-0021 and ask for Vicki - she will help you find something!
