I would say there is a higher demand for starter homes than for other types of homes here in Klamath. Investment real estate is almost non existant. We don't have any "retirement" communities here but places like Falcon Hieghts which offer some association benifits to taking care of the property are is some demand. THese units also work for starter homes. With the averge age of a Klamath Falls resident being in the mid 40's, there are a lot of retirement age homeowners that a retirment community might be benificial for someone to develope.

Hi Stephen: I don't know what to tell you about the Klamath Falls market, but I can tell you here in the Grants Pass and Medford area the starter homes and retirement homes are almost equal. Many buyers are picking up those types of homes. Not that all the starter homes are being lived in by the owners, some are using them as a first rental. I hope this helps a little.
I am sure that the trends will vary with areas throughout the country. However, it appears that starter to moderate sized homes will be in demand. This type of home will be sought by first time homebuyers as well as the large baby boomer population that is looking to downsize. As they become empty nesters, more and more baby boomers will move from their larger (often 2 story) homes to smaller, preferably one level homes. With more larger homes on the market, and less demand for them, they will become increasingly more difficult to sell, and their prices will soften.
