just looking, Home Buyer in Naples, FL

where is the best place to buy a second home on the west coast of FL for rental & to vacation in where the condo RE prices will come back the?

quickest I want to buy now knowing that in 10 years or so, the price of my condo value has gone up 2 or 3 times? Where is the best location closest to the coast (town)?

Nowhere. There is no reason to believe that without a significant period of inflation, that condo prices will EVER be 2 or 3 times what they are now. It's called supply and demand and the supply exceeds the demand by 10's of thousands of units. It will take a very long time to sell those off.

Anywhere on, or near the beach in Naples.

Olde Naples, Park Shore in Naples close to Beach, Fifth Avenue and Third Ave. Depending on your lifestyle if you all golf or like shopping and beaches.

Dear Home Buyer,

The first part of your question is easy, Naples Florida. There are many opportunities that would fall into the "rental and vacation properties". Best opportunities for rentals on a more consistant basis would be closer to the beach; condos would give you a greater price variable but this would all depend on your investment criteria.

Have you contacted a REALTOR, get a realestate relationship going so that you may both understand your goals?

As far as where the value will be in 10 years that is unpredictable.

You are on the right track by considering southwest Florida as you destination to invest in the future and in our opinion, locations between Sarasota and Naples are ideal as far a appeal and will continue to attract seasonal visitors in the future.

There are differences between the communities in these locations. Some easire to get around in than others, some a little more rural, some more suitable for boating than beaching, some with more reasonable pricing than others.

There is great variety in these locations....and the perfect home, in the right setting, being priced right for you does exist. The best place depends largely upon your specific needs. We would be happy to provide you with aditional information that may prove helpful but the best way to identify your perfect place it to plan a visit that focuses on getting to know these locations not necessarily finding the home......location first......home second!

I would like to suggest Southwest Florida - Venice, North Port, Port Charlotte, Punta Gorda, Englewood, Rotonda.

Southwest Florida is flooded with foreclosure (REO) and short sale homes that are ripe for the picking for investors. Investors are seeing this as an opportune time to purchase homes below market value. It is definitely a buyer's market. Many homeowners have lost their homes, but still need a place to live. They are being forced to rent.

Investors can pick up a home, condo, mobile home, or townhouse at a low price. Some of these properties need little fixing up other than cosmetic work. They can immediately turn around and rent them. Tenants are just waiting in the background for something to open up.

Investors can rent properties as annual, short term, long term, and vacation. Investors can choose to manage the property themselves or hire a property management company to do some or all of the work.
