Your agent has that information, on how long the house was listed for. They can go back 7 or 8 years and tell you. You must compare the time on the market with market conditions and also what what on the market in the neighborhood to compete with it? A house that sold in some pocket areas of Portland last year might actuall y be up 5% this year where another area might be down 10-15% from last year. Hi Ellen,
There are a lot of answers about how, but the more important question is why you want this information. If you are trying to figure out the market trends on how long it takes for a home to sell, then a sample of one might not be a good indicator. There are many reasons why a home may be sitting on the market longer than average and several of them relate to mistakes that you would not want to make in selling your own home.
Conversely, if you are wondering about on market time in preparation for making an offer to buy, then your best bet would be to ask the sellers directly. The length of time on market does make a difference, but other factors can be even more telling about whether you can offer a lower price and these would be best determined based on the specfics of the situation for that home seller. Elements such as why they are moving, if there are any upcoming timelines that impact motivation etc.

Contact your real estate agent. They should be able to search the property history in the MLS system & should be able to share that information with you.

Let me take a different spin on this. Your Realtor can only tell how long it was on the last time it was listed. Many agents are withdrawing listings, some get relisted 2-3 times before they sell. Som more than that.

You need a complete address report and an mls history report. That way you can see how many times it was listed or withdrawn and relisted.

So be careful in what you rely on here. You need an experienced agent in this case.

Your realtor can check the MLS history on any property listed on the Multiple Listing Service. In addition to how long a property has been on the market - your Realtor can tell you what price reductions have been made and when, if any "sale fails" have occured, what the property was purchased for and when. This is all great information to know when writing offers on properties.

The only way to find that information is to contact a Realtor and ask them to check it for you. They can also tell you how long something that hasn't sold has been on the market - that is great information to have in negotiations!
