where can I find statistical inform about home value in New Port Richey for the last two year?

Dear Home Owner;
Any local Realtor will be glad to give you a CMA, as to what the property was worth 2 years ago, this is not a practical question, the value now is all the really counts, be assured though that you local Realtor will be able to give you a ball park figure as to the past value of you home by just doing a CMA using homes sold in that time frame!

If you have a local Weichert, Realtors office in your area, contact an agent and ask them to do prepare a price trend analysis for you. It will show you the trends for your home over the past year.

The Otteau Report also has wonderful statistical information for current and past years.

I am not sure why you need statistical information for the preceding two years. However, if you plan to utilize the information to help price your home, know that it is best to look back only 6 months, as most appraisers will only look back 3 months to determine your home's value.

I submit that 2 years info in this volatile market will not give you the best picture.
Go to the appraiser sight... http://.www.appraiser.pascogov.com. Put in your address.
Use the comparable button to get the actual sales....the "comp" button is to the right of "residential code" in the additional land use category. (as you move your cursur along the line with residential code you will see the words "click to see related sales".) This will give you the last 10 transactions in your immediate area. To go back further in time go to the top of the "comp" screen and change the number at the top from 10 to 100 or 500 to go further back in time.
Here is further information. If you are in a subdivision like Embassy Hills with 1000's of homes, there will be many different legal descripitons that will give "comps" that will not come up under your comparable search. For example, Embassy Hills Unit 11 may have much higher comps than Embassy Hills Unit 1.
You can broaden your search of that subdivision by "refining" your search and widening the search, by removing the right part of the property value code.
If you are in a small subdivision, this will be of less value.
I would use a realtor to comp your property to like properties in New Port RIchey. Year built, sq feet, beds/baths etc.

Working with a realtor in the area he has a tool in the MLX system, which can give you all the statistical data of the last 10 years

Zillow.com is good for general information, trends and an overall market snapshot. For specific values on a given home, they admit they are only a starting place. The more general the information, the more accurate. The more specific the less reliable.

You can search recently "sold" and "active" listings in your community here on http://www.trulia.com via the stats and trends area.

In addition, you could also check with your local courthouse, if need be.
