There really is not be "one best time" , there are times that are "less desirable" than others.
Considering the condition of the entire market, a Buyer today really does have alot of choices. They can afford to take their time and choose the home of their liking. Spring is usually the begining of the busy season. Buyers tend to become more active when the weather warms up & the sun shines. However, many Sellers know this, and put their home on the market & that just increases the Buyer's options in todays market.
So what you must consider is YOUR timeframe. If you want to sell quickly, and the house is priced CORRECTLY you will have a better chance of controlling the market. The big questions is; do you want to get on the market when there may be fewer Buyers or wait until the competition increases? Regardless of what you do, I would think now is the time to begin searching for an agent to represent you.
As of today (Feb 18) there are a total of 22 homes on the market in the NACC. Priced from $485k - $2.7m. 5 of those homes are priced above $1m, and there are 3 over $2m. Over the past 6 months, 11 homes have sold for an average price of $900k.
That's a brief overview of the current NACC market. How your particular home fits into it is dependant upon what neighborhood you are currently living in (ie; Crescent, North/ Edge of Woods, Mews, Ashton ect).
