Hi Weakley,
Good question, long answer but I will do my best to keep it short and sweet. New construction prices vary with builders, location and upgrades. Usaually the Big national builders are priced lower than your custom builders. At this time I see square foot prices varying from about 86-200 per square foot. There is another angle to consider, prefab homes. Prefab homes are becoming popular and being considered by everyone for a starter home to mansions on Kiawah and Seabrook. The previous answers are correct but it is very important to note that builders are being very aggressive right now with pricing and incentives and this would include a contract/custom build job. There are some great builders out there building below $150/ft for the first time in several years for top of the line finishes and materials. I run the development and Projects Division for Sandlapper Real Estate Group and am in constant contact with builders in the area about the current and propopsed invenstory.

The average depends a lot on area and type of construction, homebuilder, type of home, ect. In James island a new home can be 350-700000. The average cost per sq feet is about $200 a sqft. I would be happy to send you more info on New construction in areas of interest if you would like.

The AVG price per sqft ranges a LOT in Charleston but I see that you are looking in James Island.
