I have a friend with 8.7 acres that was asking $1.4 Million down from $4.5 Million from previous attempt with current economic times and lowered property values. Uhmmmm It would take some more research, and possibly in addition a paid appraisal up front for peace of mind and clarity of true actual market value for such a quantity that is scarcely available for beach front property for that many acres. How much is buildaable and how much is preserved and untouchable. ..And the Value of ocean front property untouched! You see this type of large acreage more commonly in raw rural land agricultural or timber more often.

I don't think I've ever seen such a property. BUt I do have a 3.4 acre parcel in Manila (same zip) for 175K!

wow! That much acreage still available in Arcata? In my opinion, whoever has that kind of land in is sitting on a gold mine. I have worked with acreage similar in Malibu a few years ago and sold it for about 19million dollars. Many times it could be possible to sell for about 900.00 to 1000.00 per acre. It will also depend on how much would be dunes and how much of that land is protected.
