what size lots are you offering and can you get larger lot?

Lots are close and small in Las Vegas. It is what it is. There isn't anything you can do about it.

Hi Elaine,

These are the only new single story homes in all of Mountain's Edge on larger lots (over 5,000 square feet) with at least 1800 square feet under $300k:


And these are all the rest of the new single story homes for sale over 1800 square feet in the Valley under $300k on at least 5000 square foot lots:

And here is one almost new resale in Mountains Edge under $250k on a bit of a larger lot that is selling for less than the brand new homes:


Other than that, there are not a lot of newer single story resale homes on the market under $250k in the entire Valley. That's because we haven't had a lot of new construction over the past few years. But here are a few you may want to look at if you are willing to consider other areas:

Would you be willing to look at two story homes? Or homes that are even older than 1995?

Just to give you an idea, I went up to $400,000 in price on single story homes built since 1995 with at least a 15,000 square foot lot in the Northwest, West, Southwest and Southeast areas of the Valley, and there are 21 listings that match this criteria, including foreclosures and short sales. What kind of price range are you working with? Are you willing to go for something a bit older?

I am afraid I would want at least a half acre as I live on 237 acres now.

I just checked with the builder and this is the only home of this size still available in this subdivision. The lot size is 45 x 95 (4,275 sq. ft.). KB together with other construction companies are very busy right now and new homes are selling quite fast with a waiting period of up to 5 months to completion. Every so often a home will fall out of escrow and become available in a shorter amount of time, but often those already have interior commitments, like flooring, cabinets and counters. I know the Mountains Edge communities very well and have been instrumental in helping quite a few buyers purchase in the various subdivisions. Most of my buyers/sellers are located in either the southwestern portion of Las Vegas (including Mountains Edge and Southern Highlands) and the southeastern portion of Henderson (including Seven Hill, Anthem and all areas of Green Valley).

The other lots I have seen in this community are between 4500 sqft and 5500 sqft. What size lot are you looking for? Let me know and I will check to see if there is any comparable properties in the area with what you are looking for.
