what's the deal with lake lbj properties?

I have been looking at lake lbj properties and apparently prices shot up 70% this year. I am all to familiar with unrealistic increases and the resulting turmoil. Does anyone know what is driving these prices up so much? I suspect an unsustainable exuberance.

Lake LBJ is a hot commodity! with so many people moving into the state of Texas they are amazed that they can buy a waterfront home on a constant level lake. I am a REALTOR in the Highland Lakes area and would be more than happy to assist you in your search for a home. This is the time of year Lake homes start comming on the market.

I actually live in San Antonio, however my family has had some property up in Horshoe Bay and I used to take my waverunners up there every other weekend!

What I can tell you is that that area is getting developed left and right. You've got the huge brand new Marriott center right on the lake which is gorgeous and if you've ever taken a boat around that that lake (especially in Horshoe Bay); the houses there are freaking amazing! The lake is becoming extremely popular for YEAR round entertainment and Marble Falls is expanding and growing rapidly as well.
