I left my crystal ball at home this evening, but I would bet that Park Hill will fare well in the foreseeable future. Proximity to Manhattan, well maintained grand turn-of-the-century homes, and a diverse professional population make this neighborhood quite desirable, especially to folks relocating from the city. This neighborhood, along with Ludlow Park, is also the choice for parents who choose to send their children to the “Hill” schools in Riverdale – Horace Mann, Riverdale Country Day School, and Ethical Culture Fieldston School because of the short, 10 minute commute from all 3 campuses.

Now is a good time to buy. Yonkers has the pleasure of being close to NYC and the 4th largest city in New York State. Park Hill is a wonderful area with large homes. You can't do much better than the nicer areas of Ludlow Park, west of Hawthorne, north from Valentine to perhaps Morris (borderline). Streets like Ashton, Franklin, Belvedere are extremely desirable. Beechwood, Fairfield, parts of Sunnyside also. Great access to NYC commuter rail, diverse professional residents, most using private schools. Active homeowners association.

Hey great question. I have a great answer for you. If anyone really knew exactly what the market or any area will do, they would be sitting on the beach in Jamaica not telling us anything. We take our best guesses. Some of us are better than others. The market looks like it is holding up fairly well right now. Condos and Multi Family homes are getting hurt the worst but Single Family and coops doing good. Markets run in cycles 6-10 years spans "Real Estate" "Stocks" "Bonds". We have sat in a pretty crazy market up here in Westchester County for a while now. The market has taken a small bubble burst but I would think if you were going to buy now is the time. Interest rates are still at 40 year lows so take advantage of it now. You never know where the rates will be tomorrow good luck.

FIRST ANSWER

ANYTHING in southern Yonkers is looking good right now. The area you are talking about has already undergone a considerable transition, but the downtown of Yonkers has held things down. With Yonkers front and center in development, it is a great area to invest in. Just be advised that this will take some time. you need to hold pat for about 4-5 years to really reap the benefits. Also, never buy the "best house on the block" - buy something more modest and improve if you really want to "invest" in the area and reap rewards.
