Nevin, did I misunderstand your question, or are you asking what it costs to rent in York?

It seems like such a simple question, but has so many answers. Let me give you some information I found on the York MLS under the new rental category.

Homes with 2000 square feet of total living space tended to be 4 and 5 bedroom homes but there was one 3 bedroom home in the group. They rented from $1300 up to $2600 per month.

Those homes were all detached. Of course you can find duplexes, townhomes and condos for somewhat less than that. Single homes in some of the many towns and cities in York County that can be rented for far less if you are willing to live 'down town'. A client of mine has decided that she needs to rent for a while and she is finding that the nicer condos and townhomes are going for $800 to $1500 per month.

If there ever is a good time to rent, this might be it. First, because home prices rose fairly quickly a couple of years ago, rents did not keep up with purchase prices. (many owners are finding that their recent purchases don't rent for enough to cover the actual costs) The second reason that renting is an option now is that there are some sellers who are considering renting out their homes until the market starts steaming upward again.

In spite of what I have said above, as an investor I am finding that my rental units fill up as quickly as they become available. I almost always get multiple calls from well qualified prospects.

My feeling is that if you plan to stay in one place for some time and you can get together enough for the down payment and closing costs, then buying is a better way to build up your net worth. However if you need to rent, you are in luck to be looking right now when there may be some initial financial advantage to being a renter.
