Hi Kal,
In the last two years there have been 28 homes sold on the water in Covington Shores and Fox Chase. Of those properties, the average sales price has been 96% of the listing price. The lowest sales price in that time was 86% of list price. Year to date there have only been 4 homes sold on the water. The average sales percentage of these four is also 96%, with the lowest being 92% (Average home price was $523,325) Currently there are 9 homes for sale between $429,000 and $695,000. Only three of the nine have reduced price so far. These average sales percentages are quite close to the county average which typically fluctuates around 97% of listing prices.
