I find this site to be totally worthless . The respones are from sales people ( realtors) tyring to keep the fuel in the fire. Pleasanton is a nice community but is not worth the prices the realtors want you to beleive. This market is not like any other market conidtion we hav escence. Prices need to drop by 30% to get to a minimum real;ty check - in soem caes even more. and by the way they are . Check Paragon for the facts. Those who are spending more will be in short sales in 12- 18 months from now. Get rea and stop paying these high prices.
I have lived in Pleasanton for the last 18 years, and I can tell you both as a homeowner and as a Realtor that the community is very sought after because of its location (proximity to Slicon Valley and San Francisco), a vibrant business park with many employers, excellent schools, beautifull downtown, and good weather, just to name a few of the reasons.
The housing market in Pleasanton is still strong. People continue to buy. We do not have a crystal ball to predict the future, but a desirable community will always be in demand!!

Pleasanton is similar to Alameda in that the values hold strong! You can negotiate prices but the values will continue to go up within the next 1 to 2 years! It is a great community!

Pleasanton is a great market to purchase in right now and there are some really great buys. Interest rates are at an all time low. One of the attractive points about Pleasanton is the schools and community itself. As spring appoaches we will see more inventory and or course more buyers come out of the woodwork so there will be competition. Let us know if we can be of more help and good luck.

Hard to predict the next several months - but...currently there are 148 detached homes are for sale in Pleasanton, of those only 7 are in financial distress situations - this numbers is lower then many other communities. For example Dublin has only 128 homes for sale with 23 which are either Bank Owned or Short Sale. Looking to either buy or sell in Pleasanton - I doubt that there is ever a bad time. Pleasanton is a delightful beautiful community. Hope this info helps.
