Hi Debbie.
There are currently 24 units in the North & South Cloverleafs listed for sale in the Multiple Listing Service. That works out to be 12% of the total units. Although it is on the high side, right now most beachside condos easily have 8-10% of their units on the market. Just under half of the 24 for sale have been on the market for a year or more, indicating to me that they are probably over priced an may not sell for a very long time.
There have been 5 sales through the MLS so far this year in the Cloverleafs, so it is not as though it is an undesireable complex or that there are no sales happening there.
If you make an offer on any condo in Florida, you have time to review the financials and rules of the condo association before you proceed with the purchase.
A good realtor should be able to find out who manages the condo association and be able to help you find out if there are any outstanding assessments or if there are any that have already been approved.
