The response below is correct. You can go into a new subdivision right now and buy a .25 acre lot for anywhere from 40-120k. A one acre tract is going to sell for more than 10 acre tract per acre. How much road frontage do you have? Even though it's only an acre... you may have somebody wanting to subdivide it into 2 1/2 acre lots... you must have 100' feet of road frontage to subdivide and it has to be approved by planning and zoning. When you list property you should have a plat map, you should know flood zone (can find out on FEMA website per the F.I.R.M.) maps, what are the comps on homes in the area, and many other areas. Call a few agents and set up an appointment with them. They can help answer some of your questions and help you decide if you want to sell or not and for how much. I hope this helps...

FIRST ANSWER

Several factors go into pricing land. Is it improved or developed (i.e. connected to sewerage, cleared or fully grown, need fill or ready to build on)? What is the flood zone? How is it zoned? How big a parcel is it? If you can give more info, you'll get a better estimate.
