what is a good price for lots in PennForest streams and how much do perc test cost for these lots?

Hi, If you're still looking for lots in this area of Pennsylvania, like Penn Forest Streams where some lots are one full acre or more, or in Towamensing Trails development where lots range from just under 1/2 acre to a full acre, the prices are similar ranging from $15,000 to 25,000. Most of the lots in that range are perced and surveyed. However, if you do pay less for a lot that has not been perced, the owner may want you to pay for the percing process which can run about 1,500. That would include a new survey of the land, a probing and percing process and then you would receive a suitablility letter. If you want the septic permit for a 3 or 4 bedroom home, the cost is another 200-300 for that.
