The Villages is a municipality, therefore, there is no mandatory HOA fee. There is however, a monthly Amenities Fee, currently $145. For this, the resident has access to all recreation amenities and more. For a more complete description, please go to http://www.thevillagesproperties.com

Hi and thank you for giving me the opportunity to answer your question. HOA fees in the villages are roughly $145 per month. These fees are traditionally called "amenities fees" here and with all the events, clubs, pools etc are well worth it.. As far as taxes go the villages spans 3 different counties with their own tax base. If the home you purchase is considered your primary residence (Florida residents only) then you can apply for a homestead exemption which would cut the taxes you pay on the property.
I see you're from Thornton! I lived in Westminster for one year and loved it!
