Hud homes in this market are selling mostly at asking price or above. You need to be aggressive
when bidding on homes like these that results in bidding wars.

This property is a HUD foreclosure. As Rodney Mason said, it is new on the market. HUD typically does not accept offers under 10% of the asking price so it is very unlikely that they will accept an offer that low. This property is currently listed as "exclusive" which means that it can only be purchased by an owner occupant. If you are planning to use the property as an investment property, you will have to wait until it is listed as "extended". It usually takes 30-60 days for a HUD foreclosure to be listed as "extended". If you are planning to live in the home, you are welcome to bid now through a HUD registered agent. I am a HUD registered agent and I will be more than happy to submit your bid! There are several other HUD foreclosures available in Lowndes County right now. 920 Madison Avenue is listed at $73,800 but it has been on the market for over two months. It is available for purchase by investors and owner occupants. At this point HUD is willing to entertain any and all offers for this property.

Since it was only listed 3 days ago, that is not very likely. Most HUD homes that I am seeing are going to at or above list price.
