Space rent at 1300 W Menlo varies depending on location in the Mobile Park. It can be as low as $465.00 and This will include water, trash and use of the clubhouse facilities.

Beauty and Value are in the eye of the beholder. Heather Estates is one of the best mobile home parks in the valley. Very well maintained, great management, wonderful manager Aleesha. These are incredibly important factors to the over 55 group. The land lease for each space has been fair and manageable for the MH owners. The pond and the clubhouse offer amenities that are shared with all and appreciated by all. The space rents have been quoted in the 450 to 500 range. That space rent is too high, but it depends on your goal for the property.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

Be wary of any manufactured home built before June 15, 1976 as they are "PRE HUD" homes and will be very difficult if not impossible to finance. Additionally many if not most PRE HUD homes were built using caustic and carcinogenic chemicals i.e. formaldehyde and asbestos.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

Good Thursday Afternoon! Each home has it's own calculated cost, you must ask that question of the office manager, Aleesha DeQuinn. Each home that I have sold or listed over there run in the $450 to $500 range. Water is not a separate charge at this time, but they add the nominal cost for sewer and trash to the monthly agreement from the billed amount. You arrange your own cable, gas and electric and internet. If you are not working with a Realtor currently I would be happy to assist you in your search for an new home. We would discourage anyone from buying a manufactured in a park, where you do not own the land.
