A great advantage of living in a non-gated community is you have more money to spend on your home and more home style choices when you purchase a home in a non-gated community. Since a majority of non-gated communities are not governed by homeowner associations, your monthly costs are lower. Even if there is an association governing your community, the dues will still be lower than a gated community because you do not have the added costs of having to pay a security guard or security company or paying for the fees to operate an unmanned gate. There are no repair costs associated with having to fix and replace the gateâ€™s security system either.

I routinely get calls and emails from buyers looking for the best deals on homes in Boca Raton and Delray Beach, asking about the lowest priced home listings. Usually, if it looks too good to be true, it is! The low prices on country club homes reflect the mandatory membership fees and annual dues. Most buyers in the low home price range do not want to add those fees into their budget.
You can have the best of both worlds in a few country club communities that do not require membership, including Boca Greens, Boca Pointe, selected homes in Aberdeen, and Deer Creek, among others. There are also homes with golf views in Boca Raton and Delray Beach communities that adjoin public golf courses, including Brentwood, Southwinds, Boca Del Mar, Boca Teeca, Boca Delray, Pheasant Walk, Sandalfoot, Sherwood Forest, and Boca Country Club, among others.
There are some older homes that have been upgraded or well maintained that you will find appealing, speaking of the home you were looking at in Boca woods country Club at $119K it a super gated golf course community, there is a mandatory equity membership and yearly dues. If you took a house like that which was comparable it would probably be in the $200K range, so if you look at the price per square foot than its probably cheaper, must must love gold and tennis to continue the yearly dues. Look at some neighborhoods... side by side... Ones that have HOA and ones that do not.
The ones that do will be kept clean, sidewalks maintained, landscape restrictions, matching mailboxes, and moreover somewhat of a guarantee your property values are going to remain stable.
Many HOA can be very expensive and appear to be a waste of resources.
NOW, with that being said, look for an area with very low quarterly or annual fess. There are some that can be as low as $30 monthly.
Also find out what expenses are being paid by the HOA saving you additional monies, ie... cable, water, Insurance, lawn care...

Keep in mind that by utilizing a buyers agents services, you are not paying any more than what you would be paying otherwise - the commission agreement has been negotiated prior to you walking in the door.
Basically, to answer your question, your real estate professional will be happy to answer your question but he or she will likely want to make sure you are a ready, willing and able buyer (but this doesn't necessarily mean you have to be ready to buy tomorrow, but even 6 or so months out can be acceptable) before doing any in depth research on your behalf.
